Auditing energy conservation for this key civic building

We assessed a range of major electrical systems for Hamilton City Council to give the Council a better understanding of the assets that comprise their municipal offices.

This energy audit provided a list of energy conservation projects, their cost and estimated energy savings for this key civic building. Hamilton City Council asked WSP Opus for a Level 2 Energy Audit for the nine storey municipal offices, in accordance with AS/NZS 3598:2000.

The major systems assessed included:

  • Electrical and lighting
  • HVAC
  • Domestic Hot Water (DHW)
  • Building Management System (BMS)
  • Lifts

The energy audit on the 28-year-old municipal office building showed that the energy usage index (EUI) of 157kWh/m2 for the tower building was below the EUI recommended in the Code of Practice NZS4220:1982 for an old office building. The Council’s energy management team had already taken steps to reduce energy usage and were carrying out projects to further reduce the EUI.

We provided a list of recommendations including costs to implement, payback periods and priority ranking to enable further reductions in energy usage that could be pursued by the council. Implementing these recommendations would save the Council an estimated $125,000 on annual energy costs and reduce the EUI below the standards for new buildings.

We presented our report to EMANZ (Energy Management Association of New Zealand) for ratification, which enabled WSP Opus’ auditor to gain accreditation as a qualified Energy Auditor.
